What counts as a tenant improvement?

Any construction that adapts a leased space to the tenant's use. That ranges from paint, flooring, and a wall or two up to full buildouts with new mechanical, electrical, and plumbing distribution, new storefronts, and reconfigured floor plans. The lease usually defines who pays for what, and the scope document is where a TI project is won or lost. A scope that both parties understand before mobilization becomes a smooth project. A vague one becomes a dispute with drywall dust on it.

How do you keep landlords and tenants on the same page?

By keeping the construction scopes as clean as the lease intends them to be. Tenant improvement projects come to us in a few shapes, and we work in all of them. Sometimes we hold separate contracts with each party, one covering the landlord's responsible items, one covering the tenant's improvement, so each side funds and directs its own scope with no ambiguity about where one ends and the other begins. Just as often, the landlord has their own builder delivering the white box and everything related to it, and we build only the tenant's buildout inside it. Either way, the lease defines who is responsible for what. Our job is making sure the construction scopes match that split exactly, so nothing falls into the gap between them, and through RightStart, our preconstruction program, scope, budget, and schedule go in writing before mobilization, whichever side of the space we are building.

We also stay in our lane. We are contractors, not lease negotiators, and when a question is really a lease question we say so and let the parties and their advisors settle it. What we own is that the constructed space matches the agreed scope, on the agreed schedule, with no gap between the two for anything to fall into.

Can you work in an occupied building?

Yes, and most tenant improvements require it. Neighboring tenants keep operating while your space gets built, and sometimes the tenant's own business keeps running through the work. We sequence the loud and disruptive trades deliberately, coordinate hours and access with property management, and contain the work area so the rest of the building does not live your construction with you. It is slower than an empty building and we schedule it honestly rather than pretending otherwise.

Two other things matter on TI work. We have worked with permitting departments in more than twenty Tennessee jurisdictions, and commercial interior permits are exactly where local requirements vary. And because we also manage custom home projects, our commercial finish work holds to a residential standard of detail, which in a client facing space is the standard your customers will judge.

Questions we hear most

How long does a tenant improvement take?

It depends on scope, permitting, and whether the building is occupied. What we commit to is a written schedule before construction starts and early warning if anything moves it. If your lease carries a rent commencement or opening date, we build the schedule backward from it and tell you plainly whether it is realistic.

Who manages the permit for a TI?

We do. Commercial interior work is permitted work, and we manage the process with the local authority. Requirements vary between jurisdictions more than most tenants expect, which is why we establish the permit path during preconstruction rather than after the lease is signed.

Do you work with the landlord, the tenant, or both?

Either, and regularly both: sometimes under separate contracts, one covering the landlord's items and one covering the tenant's improvement. Whoever holds our contract, the project only goes well if the scope split is clear to both parties, so we build that clarity in regardless of which side hired us.

What happens if we find problems behind the existing walls?

In older buildings you sometimes do. Existing conditions get assessed during preconstruction, contingency gets planned rather than improvised, and anything discovered during the work gets evaluated and priced quickly so the decision is yours while it is still cheap to make.

Are you licensed for commercial interior work?

Yes. Tennessee Contractor License BC 73150, the state's broadest building classification, and Metro Nashville and Davidson County Master Contractor License MCN151894. Both numbers are public.
