Site Evaluation
Custom Home Builder in Nashville and Middle Tennessee Services

Site Evaluation

If you own land, we assess it before construction begins. If you have not bought land yet, we evaluate what you are considering before you buy: topography and grading, soil and drainage, utility availability, setbacks and easements, floodplain, and what the jurisdiction will allow you to build. Site conditions drive a large share of what a home costs.

RightStart Preconstruction

We work through the three things that sink most projects: scope, budget, and schedule, before anything is built. You will know what you are building, what it costs, and how long it takes, in writing, before construction starts.

Design and Selections

Design and Selections

We work alongside our design partners on drawings and interior selections, so decisions get made once, on paper, where changes are inexpensive, rather than twice, on site, where they are not.

Construction

A dedicated project lead, a schedule you can see, and updates you do not have to chase down. Every trade on your project is a licensed partner we selected and stand behind.

Quality Control

Throughout construction, our team conducts inspections to make sure the work matches what was planned and priced. We would rather catch a problem before drywall covers it than explain it after.

Walkthrough and Warranty

We walk every inch of the house with you before handover. Then our tiered warranty takes over: coverage structured by system and component rather than a single flat term, with specifics written into your construction agreement.

Principles That Keep Us Moving Forward

A Builder Who Has Done the Work

I came up in this trade hands on, doing the framing, the finish work, and everything between. When I walk your job site, I am not checking boxes on a list. I am looking at the work the way someone who has done it looks at it.

Award-Winning Craft

The 2024 Kitchen of the Year from the Nashville Design Collective went to a Stellan Eoin project.

We Look at the Land First

Site intelligence before purchase, not after. It is one of the biggest levers on a custom home budget, and most people never get the chance to pull it.

Planning Before Building

How a project goes usually depends on what happened before the first delivery showed up. RightStart is where we spend that time.

One Accountable Party

We coordinate the design partners and every trade on site, so nothing falls between vendors.

Honest Budgets

We would rather walk away from a bid than win one with a number we cannot stand behind.

A Warranty That Reflects How Buildings Age

Different systems carry different coverage periods. A flat one-year warranty is convenient for the builder, but it does not reflect how a house actually performs over time.

Frequently Asked Questions

Answers to the questions we hear most from homeowners planning a custom build.

Custom Home Builder in Nashville and Middle Tennessee Services

What is RightStart?

Our preconstruction process. It covers site evaluation and feasibility, scope definition, budget development, and schedule, all settled in writing before construction begins. It's where a project is really won or lost.

Custom Home Builder in Nashville and Middle Tennessee Services

Why does preconstruction matter so much?

Because almost everything that goes wrong later was decided, or left undecided, early on. An unresolved scope question becomes a change order. A budget line nobody verified becomes an overage. A site condition nobody looked at becomes a delay. On paper, changing your mind costs an hour. In the field, it can cost weeks. The time you spend planning is the least expensive time in the entire project.

How much does it cost to build a custom home in Nashville?

How much does it cost to build a custom home in Nashville?

Every home we build is different, so no two land at the same cost per square foot. That said, it is common right now for a custom home in this market to land somewhere around 350 dollars per square foot. Finish selections, land, and site conditions drive most of the variation, and our cost feedback during schematic design keeps you in control of both design and cost.

How do you work with architects?

Collaboratively, and earlier than most contractors do. We come in during feasibility, while the design is still flexible, and give the architect real cost and constructability feedback on what's being drawn. That way the design that gets finished is one you can actually afford to build. The alternative, a completed set of drawings that comes in well over budget, means redesign, delay, and a frustrated design team. We'd much rather have that conversation at the sketch stage.

Can you build on land I already own?

Can you build on land I already own?

Yes. We evaluate your site during preconstruction, including grading, utilities, and permitting, so those costs are in the budget from the beginning rather than surfacing later as change orders.

I have not bought land yet. Can you still help?

Yes, and honestly this is the best time to talk to us. We will connect you with a reputable realtor, and we will evaluate any lot you are serious about before you close on it.

I have not bought land yet. Can you still help?

What do you look at when you evaluate a lot?

Topography and grading, soil and drainage conditions, utility availability and tap locations, setbacks and easements, floodplain, access and driveway feasibility, and what the local jurisdiction will actually approve. Any one of those can move a budget significantly.

How long does a custom home take?

It varies with size, site conditions, and finish level. You'll have a written schedule before construction starts, and if anything moves it, you'll hear from us promptly.

What kind of warranty do you offer?

What kind of warranty do you offer?

Not the standard flat one-year. We use a tiered warranty structured by system and component, because a roof, a mechanical system, and a cabinet finish do not fail on the same timeline and should not carry the same coverage.

Where do you build custom homes?

Most of our work is in Davidson and Williamson Counties: Nashville, Brentwood, and Franklin. Our Nashville office is at 11 Willow Street, and we're licensed across more than twenty Tennessee jurisdictions.

Stellan Eoin Builders completed two big renovations at our house. They built a huge sunroom peak ceiling addition on the back of our house, including a gorgeous ventless fireplace and built a stairway in the middle of our house to shift our 1 floor home into a 2 story home, converting a traditional over the garage attic into a bonus room/office. Not only...

The Expensive Lesson

By the time you see the problem, you've already paid for it.

Most construction disasters don't announce themselves. They hide in assumptions made months earlier: zoning overlooked, utilities assumed, site conditions never questioned. The project feels fine. Money moves. Drawings get signed. Then the shovel hits dirt, and everything unravels at once.

Redesigning costs more. Re-permitting takes months. The budget you trusted? Gone.

The RightStart Checklist catches what you'd otherwise pay to discover.
