The Approval Process Runs the Project

On an ordinary renovation, you design what you want and permit it. On a designated historic building, a review body decides what can change. In Nashville, work in a local historic district typically goes through the Metro Historic Zoning Commission's certificate of appropriateness process before the building permit, and projects pursuing federal historic tax credits are reviewed against the Secretary of the Interior's Standards for Rehabilitation. We plan for that review process rather than discovering it partway through.

First, we establish what governs the building: local district designation, National Register listing, easements, and any tax credit program each carry their own review path and standards. An old building never tells you everything up front. Someone has to judge what the structure can actually accept, and that judgment is hands-on: our team has been building since 1993, with roots in framing, roofing, and finish carpentry done by hand. We manage licensed trade partners, including the specialty trades preservation work demands, and our commercial finish work holds to a residential standard of detail, which on a historic building is the standard the review body expects anyway.
