Most of what goes wrong on a project was decided, or left undecided, before anyone broke ground.

What RightStart is

RightStart is our preconstruction process, and honestly it is the part of the job we care most about. It covers site evaluation and feasibility, scope definition, budget development, and schedule, all worked out in writing before construction starts. It is where a project is really won or lost.

The five things it settles

  1. Site evaluation. If you own land, we assess it. If you do not, we evaluate what you are considering before you buy. Either way, site costs become known quantities rather than surprises.
  2. Feasibility. What can actually be built here, for this budget, under this jurisdiction's rules.
  3. Scope. Exactly what you are building, written down, so there is no open question waiting to become a change order.
  4. Budget. A number built on real costs, not a placeholder. As selections come up, you see what each one does to the budget while the design is still flexible.
  5. Schedule. A realistic timeline you can see, with the risks named up front.

Why planning is where projects are won

The most important thing you can do to make a construction project go well is spend more time planning before you build. It is a less exciting answer than people hope for, but it is the true one. An unresolved scope question becomes a change order. A budget line nobody verified becomes an overage. A site condition nobody looked at becomes a delay. On paper, changing your mind costs an hour. In the field, it can cost weeks. RightStart exists to move as many decisions as possible to the paper stage.

RightStart for custom homes

If you have not bought land yet, we start there. We connect you with a reputable realtor, then evaluate any lot you are serious about before you close, so you know what it costs to build there while you still have the option to walk away.

RightStart for commercial

On commercial work it matters even more, because there is usually a lease clock or an opening date attached. We assess buildability and code path before you sign a lease or a purchase agreement, and we bring cost and constructability input to the architect early, while the design is still flexible.

What you walk away with

A written scope, a written budget, and a written schedule, agreed before mobilization. That document is what protects your date and your number once the work begins.

Questions we hear most

What is RightStart?

Our preconstruction process: site evaluation, feasibility, scope, budget, and schedule, settled in writing before construction begins.

Do I need it if I already have drawings?

Yes. We start with what those drawings will actually cost to build, and whether the jurisdiction will approve them as drawn.

Does it apply to commercial projects?

Yes, and it matters more there, because a lease clock or opening date is usually involved.

Stellan Eoin Builders LLC completed a renovation for us in March of 2020. We could not have been more thrilled with the end result. Stellan Eoin Builders completed two big renovations at our house. They built a huge sunroom peak ceiling addition on the back of our house, including a gorgeous ventless fireplace and built a stairway in the middle of our house to shift our 1 floor home into a 2 story home, converting a traditional over the garage attic into a bonus room/office. Not only...

One of the things I really love about Stellan Eoin Builders, LLC was that they valued me and made me feel like I was in charge.
