What is different about building an assembly space?

The building is designed around a crowd. Occupant load drives nearly every major decision: how many exits the space needs and how wide they are, what the fire protection and alarm systems must handle, how the mechanical system keeps a full room comfortable, and what the structure spans so the floor plan stays open. A venue that seats a few hundred people is not an office with fewer walls. It is a different building, reviewed under a different occupancy classification, and designing to that reality from the start is considerably cheaper than converting to it later.

Then there is the calendar. A venue books revenue before it opens. Weddings get deposits, seasons get sold, and a community facility promises its congregation or its neighborhood a date. A venue that misses its season is not behind schedule. It is out a year. We manage these projects with that math in front of us.

How do you protect an opening date that is already booked?

We schedule backward from it. Float goes where the risk actually sits: long lead structural components, fire protection and alarm inspections, and the trades that cannot start until something else finishes. Life safety inspections on an assembly space are not a formality, and a certificate of occupancy timeline gets planned like any other trade rather than left to chance. If anything threatens the date, you hear about it early rather than at the end.

Who is accountable for the work?

We are. As your general contractor, we manage licensed trade partners we have spent years vetting and onboarding, a bench we would put up against any in the area. Our team has been building since 1993 and learned the work hands-on before ever managing projects, which means the people accountable for your building know what the work in front of them should look like, not just what the schedule says. And because we also manage custom home projects, our commercial finish work holds to a residential standard of detail. In a venue, the finishes are part of what the client is renting.

What does occupant load mean for my project budget?

More than most owners expect. Occupant load sets the exit count and widths, the fire protection scope, the restroom counts, and the mechanical capacity, and each of those is a budget line. We establish the intended occupancy early in RightStart so those costs are in the number from the beginning rather than surfacing as change orders.

Can you build a venue while we are booking events?

The honest answer is that construction and a booked calendar have to be planned together. If an existing space is operating, we plan phasing, hours, and containment around it. If the venue is new, we build the schedule backward from the first booked date and tell you plainly whether that date is realistic before you sell it.

Do you build churches and ministry facilities?

Yes: faith based buildings are assembly occupancy projects, and everything on this page applies to them: the same code obligations, the same occupant load math, the same date that cannot move. When the budget is one a congregation raised, we price honestly, plan carefully, and treat that money with the respect it took to gather.

How large a span can you build?

Span is a structural design question we work through with your design team, and the answer depends on the system, the site, and the budget. Our Tennessee BC license is the state's broadest building classification, covering the structural range this work requires.
