Why is restaurant construction different from other commercial work?

A restaurant buildout runs two approval tracks at once. The building permit covers the structure. The health department covers the kitchen, and its review runs on its own clock. Type I hoods with makeup air, grease interceptors sized and placed to code, floor drains, and handwash stations all get reviewed separately from the walls around them, and a plan that treats them as afterthoughts loses weeks.

Most restaurant projects also carry a date that is not really a construction date. It is a lease commencement, a staff hire plan, and in Nashville, often a season. A restaurant that misses its window is not behind schedule. It is out the revenue that window was supposed to produce. We schedule backward from the opening date and put float where the risk actually sits: long lead kitchen equipment, inspections, and the trades that cannot start until something else finishes.

When should a restaurant owner bring in the contractor?

Before you sign, if you can. Buildability, code path, and existing conditions determine a large share of a restaurant buildout cost, and a space that looks ready can hide an undersized electrical service, no route for a grease line, or a hood run the structure will not accept. How long does a restaurant buildout take in Nashville?

Do you handle the health department review?
