One county, several permit desks

Williamson County is not one building department. Franklin, Brentwood, Nolensville, and Spring Hill each review work inside their own city limits.

A lot outside those cities goes to Williamson County's codes office. The application, the inspector, and the wait are different on each side of a city line. We identify the desk before design is locked.

Williamson work is scoped one address at a time. Most of it is a custom home or a renovation in Franklin or Brentwood, with the lot checked before anyone closes.

What changes by city

Franklin

Downtown Franklin sits in a Historic Preservation Overlay. Exterior work there needs a Certificate of Appropriateness from the Historic Zoning Commission before the city will issue a building permit.

Cool Springs is a different problem. Retail and restaurant buildouts there are driven by a landlord's criteria and a hard opening date.

Brentwood

Brentwood's residential standard is one-acre density. The R-2 district wants lots of at least one acre. That changes driveway length, the footprint, and how grading and drainage get priced.

Maryland Farms is the office side of the same city. Suites there are planned around a lease date and the building's rules.

Unincorporated lots

Fairview, Arrington, College Grove, Leiper's Fork, and Thompson's Station each have their own roads, soils, and utility runs. The county codes office is the reviewer unless the address has been annexed.
